This role is critical to our leasing success by ensuring on-notice and vacant units are advertised in a timely manner, that we are competitively positioned within the market, and that adjustments to our marketing strategy are timely and proactive. Listing Management & Audits • Create and publish engaging unit listings in AppFolio, showcasing available and upcoming apartments to attract prospective renters • Maintain strong listing presence across platforms like AppFolio, ShowMojo, and Zillow by ensuring up-to-date pricing, accurate unit features, and polished visuals • Utilize current social media advertising strategies to expand listing reach, increase visibility, and attract qualified prospective renters • Audit listings daily to ensure: • Accurate pricing, features, availability dates, and media • Listings are properly set up in ShowMojo and syndicating to Zillow and all other marketing partners • All photos and video tours are high quality and professionally presented • Monitor internal advertising tools to confirm all listings are live, accurate, and complete Property Manager Coordination • Partner with Property Managers to: • Regular communication with Property Managers ensuring unit availability and make-ready dates and coded entry codes are promptly recorded in AppFolio • Follow up on any missing make-ready dates, photos, or video tours to ensure timely and complete listings • Coordinate with Property Managers to obtain high-quality photos that meet brand and listing standards in a timely manner, enabling prompt virtual staging and listing publication. Market Research & Pricing • Conduct regular market surveys and analyze competitor pricing and listing strategies • Provide rate recommendations for each available unit based on market conditions, submarket trends and potential vacancy loss • Stay informed on market shifts to support pricing strategies that drive occupancy and revenue • Prepare and share weekly or monthly marketing performance reports with Leadership teams and Property Managers, highlighting trends, wins, and areas for improvement • Share Market Reasearch and pertinent information with owners through monthly posts on the Boardwalk website Owners Blog Qualifications: • , leasing, digital marketing, or operations preferred • Familiarity with AppFolio, ShowMojo, and Zillow strongly preferred • Strong attention to detail, organization, and communication • Ability to analyze ad performance and market data to inform decisions • Self-motivated and able to prioritize effectively in a fast-paced environment
