Assistant Property Manager Position

Resident relation duties also include maintaining open communication with the residents; and coordinating any social program that the outside community/community wants to offer within the property. General Description Responsibilities: Supervision • Perform a variety of tasks in a calm, professional manner • Plan and schedule work in advance • Make quick, informed decisions and be creative about problem solving • Research and complete projects • Communicate clearly with staff for effective communication • Develop and maintain relationships with vendors Resident Service/Relations • Respond promptly to resident needs and concerns • Determine the needs of residents while being pleasant and tactful • Follow-up with residents Leasing/Marketing • Conduct property tours • Lease/ Pre-Lease Apartments • Complete move out inspection with residents • Maintain marketing materials, brochures, availability and website accuracy • Move in new residents to include community policy review, doc prep and signing • Create and maintain marketing efforts, make suggestions for new promotions or advertising • Working closely with Property Manager to analyze current market conditions, anticipate changes • Plan/ Implement community social activities • Ensure the successful implementation of resident retention and renewal programs • Review renewal increase recommendations with Property Manager, then send to Regional Manager for approval. Once renewals are approved Regional Manager will type renewal offer letters, distribute with recertification if applicable to residents. For residents renewing Assistant Manager is responsible for completing new lease documents and addendums, getting residents signatures on new lease forms in a timely manner. • Work with Property Manager to negotiate renewals/leases to close deals but benefit property under Regional Manager’s supervision • Conduct timely collection of rent receipts • Process, review and approve or reject resident applications • Understand and comply with state landlord/tenant law, fair housing laws and tax credit program rules • Completed entries in Yardi, and resident files, WCMS/NextGen • Complete lease files for new move in’s and renewals, this should include any voucher documentation, RIR (Rent Increase Request), assets verification, employment verification, gathering of income documentation, lease files and addendums.
