On site live-in property manager for high-end 25 unit property needed. Must have experience in property management and maintenance. Position requirements: -Preparing and executing leases and lease renewals -Handling maintenance requests -Performing general maintenance -Performing property inspections -Generating reports -Creating and approving work orders -Ensuring that work orders are completed in a timely manner -Communicating effectively with tenants, owners, vendors, and prospective tenants during unit showings and throughout the leasing process -Overseeing/managing unit turnover for new tenants (involves painting, maintenance, and cleaning of units) -Collaborating with owner to ensure that tenant concerns are addressed appropriately and in a timely manner. -Planning and executing on site and online marketing and advertising -updating market surveys and tracking trends in the marketplace Ideal candidate has knowledge of Microsoft Office and property management software such, treats all people with respect and compassion, and defines and solves problems quickly. Owner follows and enforces all federal, state, and local fair housing laws and landlord/tenant laws and regulation.
