My wife Katy and I are in our mid-30’s and we own 104 rental properties in the Midwest (62 we own 100% for ourselves, with a minority position in the rest) while currently living in Tennessee. The homeowner calls us, our assistants answer the phones, and then they schedule a time for our local Acquisition Specialist (i.e. estimator) to go out to the property, talk to the seller, and work with us to figure out what we can pay for the home. New technology has made it possible to buy investment properties anywhere in the USA remotely, like we are doing here in Tennessee (it's a great place to live, but not a lot of deals around Williamson County where we live – home prices are way too high where values are out of whack from the rents; again, due to artificially low interest rates and increased demand from the work from home crowd moving here while everyday Americans live in cheaper cities). We’ll train you on everything we know about real estate investing and we'll pay you $12 an hour as a W2 employee to start for 40 hours a week. By the third week, you'll be responsible for specific tasks assigned to you and you'll report to Katy with a morning and evening meeting on Zoom each day (at the start and end of your shift) so you get plenty of guidance.
