Sherwood Strickland Group is seeking a creative, motivated, and experienced Real Estate Marketing Manager with a strong background in social media marketing and digital content creation to join our established Wilmington-area real estate team.

This position is ideal for someone who understands the real estate industry, has an eye for design, and knows how to create engaging content that showcases properties, builds brand awareness, and connects with potential buyers and sellers.

Key Responsibilities

Develop, create, and schedule engaging social media content, including posts, Stories, Reels, and property tours
Create compelling content highlighting listings, local communities, market trends, and the coastal lifestyle
Capture and edit property photography, video, and drone content
Design professional graphics, listing presentations, brochures, and digital marketing materials
Create and execute social media campaigns for new listings, price improvements, open houses, and sold properties
Maintain and update property and team websites
Create email newsletters and other branded marketing content
Ensure consistent branding and messaging across all marketing platforms
Assist with occasional client appreciation events and community engagement

Qualifications

Previous real estate marketing experience is required
Proven experience managing social media accounts and creating engaging digital content
Strong graphic design, photography, and video editing skills
Excellent writing, communication, and organizational skills
Understanding of real estate marketing strategies, listing promotion, and industry advertising standards
Creative, detail-oriented, self-motivated, and comfortable working independently
Experience with Canva, CapCut, Hootsuite, Mailchimp, YouTube, and similar marketing platforms

Schedule & Location

Approximately 30 hours per week, with some flexibility. This position requires local availability for property visits, photography, video production, and other marketing activities. This is not a fully remote position.
