**Property Manager** **Office Location:** DeVries Place - Milpitas, CA **OUR MISSION** MidPen Housing is a non-profit organization who develops high- quality affordable housing communities, professionally manages the properties in those communities, and provides services to residents. **ESSENTIAL DUTIES** * Collaborates with Asset Management, Property Controller's, Facilities Management and Human Resources * Approves expenses, monitors accounts receivables, individual's property cash flow and spending according to company policy * Develops annual budgets for each property in liaison with Asset Management, Accounting and Community Managers * Manages property taxes for each property - timing of reassessments, abatement requests and accuracy, and completion of annual Welfare Exemption documents * Monitors property recertification process for completeness, accuracy and timeliness * Stays current with compliance and regulatory requirements (e.g. Fair Housing, HUD, TCAC, COS and ensures that property portfolio and staff are in total compliance * Ensures completion of annual and interim re-certifications on schedule * Remains current on capital project master schedule for property grouping * Develops and executes a security plan for each property with each Community Manager - emergency preparedness, safety rules and work principles and authority and accountability * Hires, trains and coaches Community Managers to achieve higher performance * Performs other duties as required **_MINIMUM REQUIREMENTS:_ EDUCATION AND EXPERIENCE** * Bachelor's degree and five or more years of relevant experience or a combination of education and experience * Tax Credit Specialist and Certified Occupancy Specialist certification is required * Must have four (4) or more years of multi-family property management experience and a minimum of two years of affordable housing experience **KNOWLEDGE, SKILLS & ABILITIES ** * Must have at least four years of supervisory experience * Proficient using Microsoft Word, Excel, Outlook and property management software such as MRI, Yardi, RealPage or Boston Post * Ability to think strategically and tactically * Strong employee coaching and mentoring skills * Excellent written and verbal communication skills * Read, analyze and interpret financial reports and legal documents * Analyze complex situations while making sound decisions and balancing competing priorities under a tight deadline **PHYSICAL REQUIREMENTS** * Constantly perform desk-based computer tasks * Frequently sitting * Occasionally stand/walk, reach/work above shoulders, grasp lightly/fine manipulation, grasp forcefully, use a telephone, sort/file paperwork or parts, lift/carry/push/pull objects that weigh up to 10 pounds * Rarely twist/bend/stoop/squat, kneel/crawl This description reflects management's assignment of essential functions, it does not proscribe or restrict the tasks that may be assigned. **WORKING CONDITIONS** * Ability to travel between properties Consistent with its obligations under the law, MidPen Housing Corp. will provide reasonable accommodation to any employee with a disability who requires accommodation to perform the essential functions of his or her job.
