The ideal candidate will have LIHTC/tax credit experience, along with experience managing multiple properties. A great communicator with excellent time management and administrative skills is very important! Work required number of hours each week; any additional hours must be approved by the Portfolio Manager prior to performing the work Punctuality and attendance are an essential function of this job because of the nature of the position Maintain compliance with OSHA regulations and company safety policies SDS & Hazard Communication-Know where information is located onsite (green book, handbook, SDSonline); know how to properly utilize SDSonline site, SDS sheets and GHS labeling Responsible to adhere to Corporate policies on the property To act as an agent for the owner and Princeton Property Management, undertaking all Community Manager duties! Manage personnel in compliance with Princeton Property Management policies and procedures along with the direction of your supervisor Ensure curb appeal and community appearance is always well kept Complete tasks as assigned by supervisor or other corporate staff Maintain current and correct property files and records; Maintain a clean and organized workspace Communicate and maintain professional relationships with vendors, clients, and other business- related persons Accounting: Collecting and processing payments Daily use of accounting software Perform month end processes. Ensure accuracy and submission of statement of deposit accounting (SODA) Marketing: Maintain accurate and current information regarding community services, stores, churches, and public facilities in the neighborhood Prepare advertising materials relative to vacant units; advertisements shall be accurate and non- discriminatory, in compliance with all Fair Housing Laws; Portfolio Manager must approve all materials All online advertising must be updated daily (at minimum) Greet potential residents, provide information and show apartments available for rent Attend and assist in the coordination and organization of resident relations and activities Maintain accurate and in-depth knowledge of the community, particularly in areas such as rent and pricing, vacancies, apartment availability, lease expiration's, etc.
