Dalton Management is seeking one incredible talented candidate to become the full-time Senior Community Manager for 3 of our properties: Park at 5th, Santana Court, and Arcade Apartments located in Corvallis. The successful candidate will enjoy working with people, strong communication skills, enjoy working as a team, and possess a “can-do” attitude. The schedule is 40 hours per week Monday – Friday 8:30 am – 5:30 pm with hour lunch TYPICAL DUTIES BUT NOT LIMITED TO: o Check phone/email messages throughout the day o Clean office/common areas and walk grounds each day o Complete time card daily o Market/lease apartments o Deposit and record monies received o Follow up on guest cards and marketing leads o Provide outstanding customer service o Inspect vacant apartments – Freshen daily o Guide our new resident from the application process to receiving their keys o Ensure a pleasant move-in/out experience for our residents o Implement/maintain resident retention program o Manage/solve the resident correspondence o Process move-in, move-out, and lease renewal paperwork o Mail or hand-carry paperwork to the main office weekly o Monthly market survey o Month-end accounting process o Prepare/serve legal notices and follow up on balances due o Use PO system and update daily o Process payables in Yardi o Create and deliver monthly newsletters o Update online advertising o Update/email weekly reports to the main office o Attend a minimum of two Multi-Family Northwest educational classes per year o Attend a company off- site manager/safety meetings, a minimum of four times per year o Annually attend Spectrum Trade-show and Multi-Family Northwest Fair Housing Fair ESSENTIAL FUNCTIONS/MAJOR RESPONSIBILITIES: o Ability to work evenings/weekends for emergencies/if occupancy drops below expectations o Show and lease apartments o Deposit rents o Daily upkeep of all common areas o Lifting at least 20 pounds o Sit, bend, stand, and use stairs o Develop professional working relationships with co-workers, managers, vendors, and office staff REQUIREMENTS: o Living on-site is not required – on-site permitted after 30 days of employment o High school diploma or equivalent o Strong computer skills – proficient in MS Office o Basic knowledge of Oregon Tenant/Landlord Laws and understanding of Federal, State, and Local Fair Housing Laws – o Valid driver’s license, insurance, and reliable vehicle o At least 1 year of property management experience o At least 2 years of customer service, sales, or leasing experience o Property management accounting software experience and Yardi experience is a plus BENEFITS: $22-24/Hour 20% off of market rent Health, dental, FSA after 60 days Performance-based bonuses and PTO after 60 days Simple IRA w/ 3% company match after one year Screening prior to a job offer – Credit/Criminal/Driving/Drug (Testing positive for THC alone will not disqualify an applicant for consideration) If you would like to join our fun, talented team that will offer you the tools to succeed, please do so by submitting your resume and cover letter to the e-mail listed in this posting.
